We are delighted to confirm that the 5 Wellington Place development has achieved a BREEAM Excellent rating.
Working for Wates Construction and MEPC, Mainer Associates are BREEAM Assessors, BREEAM AP and Acousticians on the project.
Following the successful completion of 10 and 6 Wellington Place, building 5 is located at the gateway to this exciting new business district in the heart of Leeds city centre. Providing over 60,000sqft of commercial office space, the development is the latest building to be completed as part of this prestigious site.
Certified to BREEAM Excellent, the building and its surrounds completed in early 2016 showcase MEPC’s commitment to Sustainable Development, meeting the needs for economic development while minimising impact on the environment.
Our team were appointed by MEPC for the pre-contract works at a very early stage so that we were able to influence the evolving design at RIBA Stages 1 and 2. Our appointment as assessors was then taken on by Wates Construction to deliver design and post construction stages of the assessment.
At Mainer Associates we aim to support our chosen charity, The Seashell Trust, with both our time and donations throughout the year. Every year we participate in cycling events, help out at sports days, and provide assistance where we can.
Additionally, we also like to support our staff with any charity donations and work they wish to carry out.
To this end, Mainer Associates is supporting children in need of help to get a good start in the new school year.
We will be providing school supplies to Age of Hope, a charity established in 2010 in Central Europe with the aim to help disadvantaged children and those living in extreme poverty.
Other than the basics needed by any pupils, staff at Mainer Associates have sent old school bags which we are sure will find good homes.
Age of Hope frequently organises collections for people in need and receive donations from companies and individuals as well. Other than aiming to provide people in need with food and clothes, the charity has a strong focus on giving valuable memories to children by taking them travelling and camping.
We congratulate Melinda, one of our consultants, for taking the initiative and supporting a charity of her own choosing and we look forward to assisting Melinda in this way in the future.
We are delighted to confirm that Mainer Associates are now both Constructionline Approved and Acclaim Accredited.
We would like to thank those members of staff who worked tirelessly to compile the significant amount of information in support of our application, and the clients who kindly provided us with references.
The Acclaim accreditation in particular demonstrates our ongoing commitment to Health & Safety, so important within the construction sector.
These accreditations also further our ability to work with the largest and most prestigious contractors within the UK and bid for work through the Constructionline portal.
At Mainer Associates we believe in giving back to the community and in helping those who need it most. We have chosen the Seashell Trust as our partner charity organisation and we are actively assisting the charity in a number of events.
The Seashell Trust is a charity with a focus on providing a creative, happy and secure environment for children and adults with complex and severe learning disabilities. The Stockport-based organisation provides education and care, from 2 – 25 years, at their outstanding residential school and college, and through short breaks services.
In April 2016, The Seashell Trust ran their week-long CADS (Children’s Able and Disabled Sports) events, where children with and without disabilities can play and learn together. Mainer Associates gladly offered our time and enthusiasm to assist employees of The Seashell Trust managing activities.
Participating in different groups, we met lots of inspiring individuals and participated in lots of fun activities including swimming, athletics, indoor climbing, basketball and sensory play.
It has been a great opportunity to get to understand the professionals’ work with disabled children and assist them in their duties during the week.
Additionally, Mainer Associates are pulling together a number participants for the yearly Seashell Trust Sportive, a gruelling 170km Sportive with nearly 3,000m of elevation.
Following successful completion of the course in under 7½ hrs last year, Mainer Associates Director, Ben Wells will be taking part in the event again in September 2016 along with colleagues, clients and other like-minded ‘suckers for punishment’.
It is a great event taking in the spectacular scenery of the Derbyshire, Cheshire and Staffordshire areas of the Peak District National Park and we would welcome additional cyclists to come along and support The Seashell Trust in taking part.

12-36 Month Payback!
Lighting is taken for granted as a necessity for all new and existing buildings, but what is it costing you to provide this essential building service? Although lighting as a proportion of total energy use in our homes is relatively small, in commercial buildings, this is much greater with as much as 50% of a buildings total energy consumption being attributed to artificial lighting.
Traditional lighting systems consume large amounts of electricity, have a short life-span and can be costly to maintain. Conversely LED lighting has developed rapidly over the last 10 years illustrated by the fact that 10 year warranties are now being offered on some ranges.
LED lighting can be installed in almost every area of the workplace; offices, factories, warehouses and car parks. The switch to LED lighting can also be done with minimal upheaval unlike many other energy efficient technology upgrades.
Our lighting projects can dramatically cut the operating costs and improve the working environment by installing super-efficient new generation LED lighting resulting in:
1. reduced energy consumption by 50% – 90%, reducing bills and CO2 emissions;
2. a significant reduction in maintenance;
3. an operational life of 100,000 hours +;
4. improved quality of light, productivity, employee well-being and health & safety
5. immediate 100% light output when switched – no warm-up period
6. improved compatibility with presence detection controls and daylight sensors
7. typically provide a project payback period of 12-36 months and benefits from tax breaks such as Enhanced Capital Allowances.
Our low energy LED lighting team has a wealth of experience; they will design, supply, install, commission and guarantee the performance of your system using cutting edge technology with the greatest performance and savings in mind. Where appropriate, our lighting systems incorporate high performance controls to ensure optimal performance and maximum energy savings.

This new urban quarter will consist of mix-use buildings of offices, residential, retail and leisure that will host about 12,000 people every day.
The new developments’ sustainability agenda goes hand in hand with BREEAM’s ambition to build energy efficient buildings that are user- and environment-friendly. The buildings will have innovative servicing strategies and well-planned inclusive public realm. The measures taken by the designers demonstrate long-term sustainability, and aim to consider the needs of all stakeholders.
ESOS – the Energy Savings Opportunity Scheme – is an energy assessment and energy saving scheme, a directive of the UK government to encourage energy saving measures. Companies that are required to take part will have to demonstrate compliance by the 5th of December 2015.
Your organisation qualifies if, on 31 December 2014, it meets the ESOS definition of a large undertaking, which is any UK company that either employs 250 or more people, or has an annual turnover in excess of 50 million euros.
Some companies might already have a compliant certificate that count as an ESOS assessment, such as ISO 50001, Display Energy Certificates (DECs), Green Deal Assessments (GDA) and energy audits.
Complying with ESOS is hugely beneficial financially, and those companies that are required to comply need to undertake their audits shortly, as there is less than 8 months left to avoid the fines of non-compliance.
