In the heart of Manchester City Centre, 2 & 3 Angel Square are the latest buildings to be given planning permission as part of the 20-acre mixed use neighbourhood 'NOMA'. Mainer Associates, partnering with MEPC and Federated Hermes, will provide both a BREEAM and Fitwel assessment as part of this expanding development, as well a circular economy statement.

Already the site of the Co-op headquarters, this historic area will host four million square feet of new homes, offices, shops, restaurants, and bars around vibrant public realm. At 14 and 13 storeys respectively, 2 & 3 Angel Square will deliver a total of 440,000 ft² of new office space as well as 39,891 ft² of commercial and amenity space. The vision is to create best in class ‘next generation’ buildings in terms of sustainability and net zero carbon in operation.

Mainer is contributing to this through our BREEAM, Fitwel and circular economy work. The project is targeting a BREEAM Outstanding rating, the highest score achievable. Mainer’s passive design analysis has promoted features to be implemented in construction such as high-performance glazing, improved airtightness, thermal zoning, and optimised building fabric to help achieve an outstanding rating.

The buildings are also targeting a Fitwel 3 star score, again the maximum rating that can be achieved. Fitwel helps to promote health and wellbeing strategies which will benefit future tenants and help in the promoting of the building after construction. Mainer recommendations include providing amenities to promote physical activity and healthy eating, as well as encouraging sustainable transit to and from the site.

Mainer has also provided a circular economy statement which outlines designing out and eliminating waste during construction. Circular economy strategies that have been recommended include using low impact materials, designing for adaptability and longevity of the building, as well as designing for disassembly and recycling.

Construction on 2 & 3 Angel Square is due to start in 2023, with an estimated completion date of early 2025.
